Even with it being a seller's market, it is still best to fix up your home before you put it on the market. One of the first places to start is in the heart of the home...the kitchen.
If you already know the flooring needs to be addressed, hardwood is king for resale value. When house hunters are shopping it is the floor they want, and it increases the value of your home. Hardwood isn't cheap, you can go with less expensive wood look...engineered wood flooring or porcelain tile.
Cabinets are the first thing that is noticed in your kitchen. If they are not in tip top shape, a fresh coat of paint and new hardware might be the most economical and give them an entirely new look. There are several other options...replacing the doors-solid or glass or perhaps open shelving. To completely replace the cabinets can be much more costly.
Today's house hunters also expect a solid surface countertop like granite or quartz and a fresh backsplash. If you have dated countertops and a backsplash that hasn't been updated in the last 10 years...now is the time to upgrade.
Paint is always a great way to freshen up any home. When picking out colors remember the lighter, the better. You want your space to feel open and spacious. Lighting is also key to creating an open and inviting space. If you have pendant lights-are they still in style? Also, don't forget about under cabinet lighting.
