Selling a House Yourself

Selling a house yourself might seem like a good way to go—after all, you’re cutting out the cost of a real estate agent. However, selling a house “by owner” is a lot of work, with you handling all of the marketing, showings, contracts, and negotiations yourself.  You may want to think twice before selling your home yourself.

Preparing to Sell

Before you can sell your home, you have to get it real estate ready.  That means making repairs, removing clutter, painting, replacing worn carpeting, doing yard work, planting flowers, and all the other things that go along with getting a house ready to show.  This can be expensive, exhausting work.

Then you have to determine the listing price.  This means checking recent sale prices for comparable homes in the area and reviewing listing prices of other homes currently on the market.  This can be a time-consuming process.

Marketing

To sell a house yourself, you will need to advertise.  But that can be difficult, especially when most real estate purchases result from Internet advertising. This is more involved than you might think since real estate agents use a specialized database to search for homes for their buyers. In addition, making sure your house is found requires a sound Internet marketing strategy.

Showings, Contracts, and Negotiations

Be ready to show your home to prospective buyers and hold the home open on the weekends.  Then when a buyer brings an offer, you will need to review the contract carefully, and you may want to make changes or propose a counter offer.  Be sure you know what you are doing when it comes to disclosures, option periods, earnest money, inspections, contingencies, etc.  And then there is financing.  Don’t get me started!

Use a Local 

Using a realtor that knows the area, who has lived in the area for some time, has more knowledge of neighborhoods, locations, amenities of your town or city. They also act as your advocate to make sure the negotiation is in your best interest. Realtors know the contracts and have the contacts to make sure the closing happens professionally and legally!
