Dont Become A Frustrated Buyer
Spring is in full affect and summer on its way we are officially in the prime time of the real estate season in South Walton Beach. During these times of the year we find that we have tons of people coming here that want to look at properties and purchase their dream home at the beach. Whether it be in investment property, 2nd home or you are moving here this is officially the busiest time of the year.
It's kind of a catch 22. There will be plenty of buyers in town between March and September that want to look at properties. The problem is the same thing, there are plenty of buyers and vacationers in town. People want to schedule appointments to view condos and homes and we continually run into "sorry, the property is rented". This can get frustrating for the buyer and for the real estate agent. Here are a few tips and pointers that can help out.
Typically Saturday is the best day to look at property. It is the biggest turnover day. This means that between 10 AM and 3 PM most properties will be having people checking out then checking in. During this time it's a mad rush to see as many properties as possible.
Sundays are the next best day to view properties. So be ready for some of the properties to be available during the same timeframe on Sunday.
Make sure that you either have proof of funds if you're paying cash or a prequalification from a local lender if you will be financing. Your agent can refer you to a few lenders and they can help with financing. Do this before you get here.
Plan your trips so you can be here a full day on Friday, Saturday, Sunday and Monday.
Give your realtor as much notice as possible before you get there. Don't call them when you arrive and say we are ready to look at properties today. Plan your time with them just like you are planning time to go to the beach.
Lastly, have fun, enjoy yourself and hopefully return home owning a slice of paradise.
